Born and raised in Wheaton as a seventh-generation local resident, Samantha “Sam” Bauman-Nelson has always had a deep connection to the western suburbs of Chicago and the communities she serves. Today, Sam lives in Batavia with her husband Kyle and their blended family of five kids — affectionately referred to as their “modern-day Brady Bunch.” Living the busy life of school schedules, sports, cheer competitions, and community events gives her a real understanding of how important home, neighborhood, and community truly are for growing families.
Before beginning her career in real estate, Sam spent over a decade in the hospitality industry working in catering, event planning, and client experience for hotels, restaurants, and large-scale events. From weddings and galas to graduation ceremonies and community events, she developed a passion for helping people navigate some of life’s biggest milestones with organization, communication, empathy, and care. That hospitality background still shapes the way she approaches real estate today.
For Sam, real estate has never been just about buying and selling homes — it’s about helping people through important life transitions and creating an experience where clients feel supported, informed, and genuinely cared for throughout the entire process. Whether working with first-time home buyers, growing families, relocation clients, downsizers, upsizers, divorce situations, estate sales, or luxury home sellers, she is known for her hands-on approach, strong communication, strategic marketing, and honest guidance.
As a Certified Home Stager, Sam also helps sellers prepare their homes to stand out in today’s competitive market through thoughtful presentation, strategic preparation, and creative marketing. Over the years, she has helped more than 200 families throughout the Chicagoland area and surpassed $100 million in closed sales, earning recognition as a top-producing agent both locally and nationwide through Berkshire Hathaway HomeServices.
Outside of real estate, you’ll usually find Sam at a cheer competition, school event, community fundraiser, local farmers market, or running between kids’ activities while somehow juggling real estate in between. She loves supporting local businesses, being involved in the community, and helping families feel connected not just to a home — but to the neighborhoods and communities around it.

Raul Delgado has proudly called Wheaton home for many years and is deeply connected to the community both personally and professionally. Living in North Wheaton, Raul is known for his outgoing personality, strong relationships throughout the western suburbs, and genuine passion for helping people feel connected not just to a home, but to the community around it. If you spend enough time around Wheaton, chances are you’ll run into Raul at a local event, community fundraiser, coffee shop, tennis court, church event, or Chamber gathering.
Before transitioning into real estate, Raul spent more than a decade leading hospitality operations for Wheaton College through Bon Appétit Management Company. His hospitality background helped shape the relationship-first approach he brings to real estate today — centered around communication, professionalism, problem solving, and creating an exceptional client experience from start to finish.
As a bilingual Realtor fluent in both English and Spanish, Raul takes pride in helping a wide variety of buyers and sellers throughout Chicago’s western suburbs feel comfortable, informed, and confident throughout the buying and selling process. His Cuban heritage, strong faith, and family values play a huge role in how he approaches both life and business, and clients quickly appreciate his approachable personality, positive energy, and willingness to go above and beyond.

Outside of real estate, Raul enjoys playing tennis, staying active, being involved in the community, and spending time with family and friends. His faith and love for church are an important part of his life and the way he approaches relationships, service, and community involvement. Raul is an active member of the Wheaton Lions Club and proudly serves as a board member for the Wheaton Chamber of Commerce, continuing his passion for supporting local businesses and strengthening the community he proudly calls home.
